What tonnage means
A ton of cooling describes how much heat a system removes per hour, and residential central units are commonly sold in half-ton steps. Cost references line the sizes up against capacity: HomeAdvisor pairs 1.5 tons with 18,000 BTU, 3 tons with 36,000 BTU, and 5 tons with 60,000 BTU.
Tonnage is a capacity rating, not a comfort guarantee. A unit that is too large or too small for the actual load will underperform, which is why the size has to follow a calculation rather than a habit.
The rule-of-thumb trap
The familiar shortcut is one ton of cooling for every 400 to 600 square feet of floor area, and Energy Vanguard cites it directly. The problem is that it ignores the things that actually drive cooling load, including window type, orientation, overhangs, airtightness, and insulation levels.
Modern data shows the rule almost always oversizes. In Energy Vanguard's analysis of 167 zones, only 53 came in under 1,000 square feet per ton and just 20 fell below 700, meaning most homes need far less capacity than the 400 to 600 rule implies.

Real homes land higher on square-feet-per-ton than the rule suggests. Energy Vanguard's 2021 sample of 75 homes in hot climates averaged about 1,200 square feet per ton, well above the 400 to 600 shortcut, which is exactly why a calculation beats a rule.
Why oversizing backfires
Bigger is not safer. Energy Vanguard describes the consequences of excess capacity as shorter cooling cycles that reduce comfort and less humidity removal, because a unit that reaches temperature too fast never runs long enough to dehumidify.
An oversized system also costs more to buy. Since equipment price rises with tonnage, oversizing spends money up front to deliver worse comfort, making right-sizing both a comfort and a budget decision.

Right-sizing keeps a homeowner from paying for capacity they do not need. Confirming the Manual J result before signing avoids buying a larger, pricier unit that also cools less comfortably.
